Our services are provided on a professional level with the emphasis on providing a personal service to you,the Landlord, and to your tenants.

We provide a complete management service, including rent collection, regular maintenance, cleaning and refuse collection, to owners of individual of collective units of residential accommodation.

Our service is focussed in the South Dublin regions of Postal Codes, 2,4,6,8,14 & 16 and and in the I.F.S.C. Dublin 1.

We have a range of emergency repair people on call to attend to any emergency repair that may arise. This is provided at no additional cost and all our trades people offer very competitive rates. All original receipts are forwarded with the monthly accounts with the appropriate deduction.

All accounts are prepared on an individual basis and can be tailor made to suit your requirements should the need arise. Our account structure is such that it is suitable for your official returns to the Revenue Commissioners. We also offer this service to Landlords based abroad and we make the required deductions in accordance with the Legislation covering this area of investment.

Guide to Fees

Fees: Because we are a small independent company we can offer very competitive rates which vary from 7.5%- 10% of the
monthly rent + VAT at 21%. We will facilitate the letting of your accommodation, by agreeing to show the accommodation to interested parties and we will assist the Landlord in the vetting and assessment of tenants, rental income and advertising, which includes free exposure on our web site. It must be clearly understood that you the Landlord will have the final say in the determination of suitable tenants by we will be delighted to assist you in that process and give you the benefit of our experience, at no extra cost.

We will also assist and advise on the drawing up and execution of leases, at no additional cost. It is all part of the service !
Property Registration


If a property is located in the Dublin Corporation area, it must be registered by the Landlord. An annual fee of EUR50.80 must be paid. We will facilitate this at no extra cost


Stamp Duty on Leases over a certain yearly income


If rent is greater than EUR19,050, the tenant must pay 1% stampduty of the annual rent + EUR 12.70 stamping charge.



As we offer a management service, as distinct from a letting service, all deposits and sums received are entrusted to the Landlord for the duration of the tenancy.
